Montréal Industrial View From Above - Q2 2011

The second quarter saw demand for manufacturing space increase as a result of a spike in foreign demand for Canadian industrial goods and materials across Canada. As a result, availability rates have compressed in all submarkets. On the other hand, tenants looking for space with distribution center functions continued to look toward the off-island suburbs for newer, cheaper space with higher more efficient ceilings. Build to suits saw a significant increase in 2010 which has spilled over into 2011 as a result of the extension of municipal incentives. As the local economy continues to grow, demand for industrial space will increase.
