Halcyon is a US$370 million, 455,000-square-foot mixed-use development envisioned to become the densest, most walkable and profitable retail destination in the Forsyth/North Fulton submarket.
This exciting project by RocaPoint Partners boasts a myriad of features and weaves together nature with a carefully curated mix of dining, shopping and leisure offerings. The first phase includes: a massive 160,000-square-foot retail village with a 38,000-square-foot luxury dine-in cinema, a Market Hall with chef-driven concepts, in addition to full-service and fast casual restaurants and space for boutique tenants, fitness and home furnishings; 225,000 square feet of office space; 665 new homes and apartments; two upscale hotels under the Hilton brand name; 50 acres of dispersed greenspace; and 1,300 parking spaces. The second phase comprises a further 60,000+ square feet of retail options.
Curating the ideal mix of retail tenants for such a huge complex with an equally grand vision, for sure, is not a walk in the park. But when Halcyon’s developer was looking for someone to bring great ideas from concept to reality, we knew: that’s an endeavor we can get behind.
Redefining a mixed-use development
Our leasing experts worked closely with RocaPoint Partners to come up with the most suitable and innovative merchandising strategies for an affluent retail destination that highlights the beauty of the natural setting combined with contemporary charm.
Achieving the ideal tenant mix
To attract the right retail tenants into Halcyon, we diligently built on our existing relationships with retailers and tapped into our local market expertise. In one of the fastest growing counties in the country, there was a strong demand for better restaurants, a diverse F&B mix and fresh concepts. All our efforts led us to finding and winning dining operators, experienced chefs and new-to-market concept retailers — exactly the types of tenants planned for this development.
Our leasing and marketing experts also teamed up to craft a unique leasing story that echoes Halcyon’s vision. The results of our teams’ collaboration are, to say the least, beyond what we imagined. Only a few months after the project’s groundbreaking, about 70 percent of Halcyon’s first phase already secured retail tenants’ commitments.
